Real estate board sees 'balanced market' for June in Simcoe County

Despite year-over-year sales decrease, average price decreased just slightly to $861,188; 'June statistics illustrate a market in transition,' BDAR chair says

The Barrie & District Association of Realtors (BDAR) reports a mixed performance in Simcoe County's real estate market for June 2024.

Despite a year-over-year sales decrease, the average sale price remains relatively stable, reflecting underlying market resilience.

Sales in Simcoe County experienced a significant year-over-year decline, with 627 homes sold in June 2024, down 20.43% from June 2023.

However, compared to May 2024, sales dropped by a smaller margin of 12.06%.

The average sale price decreased slightly by 2.81% year-over-year to $861,188 but saw a modest increase of 2.21% from May 2024.

New listings were down by 11.16% year-over-year and 11.13% month-over-month, with 2,029 new listings in June 2024.

Active listings, however, surged by 49.53% year-over-year and 5% over last month, indicating a well-supplied market. The months of inventory increased by 87.92% year-over-year, reflecting a shift towards a buyer's market.

"The June statistics illustrate a market in transition. While sales have dipped compared to last year, the stability in average prices and a substantial inventory highlight the underlying strength of Simcoe County's housing market," says BDAR chair Lindsay Percy.

"The increase in active listings provides buyers with more choice and negotiating power, contributing to a balanced market.”
