Take notice that the Town of Bradford West Gwillimbury has received the following complete applications:

AND TAKE NOTICE that the Council of The Corporation of the Town of Bradford West Gwillimbury will be holding a public meeting on Tuesday, February 25, 2025 at 7:00 pm to consider the proposed amendments. The Public Information Meeting will be held in the Zima Room of the BWG Library & Cultural Centre located at 425 Holland Street West, Bradford, and streamed live on the Town’s YouTube channel at www.youtube.com/c/TownofBradfordWestGwillimbury. (Please note that there may be more than one public meeting and that the matter will be dealt with in the order that it appears on the agenda.)

The purpose and effect of the proposed Official Plan Amendment is to incorporate the lands into the Bradford Urban Area and to redesignate the subject properties from “Rural” to “Low Density Residential,” “Medium Density Residential,” “Community Uses,” “Neighborhood Commercial,” “Open Space” and “Environmental Protection.” The proposed Zoning By-law Amendment seeks to re-zone the lands from the Open Space Recreational “OSR” zone, Agricultural “A” zone, Estate Residential Exception “ER*4” zone, Marsh Agricultural “AM” and Natural Heritage Systems Two “NHS2” to the Residential One Exception “R1-2*X/ R1-4*X” zones, Residential Two Exception “R2-2*X/ R2-2*Y” zones, Neighborhood Commercial Exception “C2*X””, Institutional Exception “I*X” and to the Open Space “OS” and Environmental Protection “EP” zone. The proposed Draft 

Plan of Subdivision seeks to enable the development of a 938 unit subdivision that includes: single detached homes (308 units), semi-detached homes (208), townhouses (266 units), back to back townhomes (156 units), parks/walkways (3.3 hectares), an elementary school (2.25 hectares), commercial uses (0.23 hectares) and storm water management ponds (3.12 hectares) with an internal network of roads. The lands included in the Draft Plan of Subdivision would implement the zone standards for the proposed subdivision. A key map showing the location of the lands is attached.

The purpose of the meeting is to inform the public of the nature of the proposal, invite public input, and answer questions regarding the application. Any person may attend the public meeting to make a submission in support of or in opposition to the proposed Amendments.

If a person or public body would otherwise have an ability to appeal the decision of the Council of the Town of Bradford West Gwillimbury to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Bradford West Gwillimbury in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision and or before the by-law is passed, the person or public body is not entitled to appeal the decision.

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Bradford West Gwillimbury in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision and or before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
