Bradford’s skyline is set to change with two new towers proposed for town.
Bradford residents can attend a special council meeting on Feb. 11, at 7 p.m. in the Bradford West Gwillimbury Public Library at 425 Holland St. W. to hear about plans for two different developments in town, both of which feature multi-storey mixed-use buildings.
Fifteen-storey mixed-use building
Based on a report from town planner Prascilla Lan, ISROC Building Corporation is proposing a 15-storey mixed-used building with about 400 square metres of ground-floor commercial, 191 residential apartments designed to house 271 people, a four-level underground parking garage and ground-floor lot with a combined 191 parking spaces for residents, plus 19 spaces for visitors and 22 spaces for commercial use — all on the properties at 73 and 79 Holland St. W. and 23 Church St.
Vehicle access to parking would be off Church.
In order to make that all happen, ISROC proposes partially demolishing two heritage properties on Holland and incorporating them into the base of the building to house to the commercial spaces, with a public plaza between the two of them.
The property is currently zoned core commercial (C1) and would require a zoning bylaw amendment to allow exceptions for the 49-metre height, smaller setbacks and yard sizes, ground-floor residential units and a reduced number of parking spaces.
According to the report, a development of this size would typically require 287 resident spaces and 48 visitor spaces.
Located on the northeast portion of the intersection with Holland and Church, the properties have a combined area of about .3 hectares with 45 m of frontage along Holland.
Each property has one two-storey detached building — all of which are considered heritage buildings — and also contain mature trees.
The properties are surrounded by existing commercial buildings between one and three storeys, some of which also include residential units.
Townhouse development and 10-storey mixed-use building

Based on a report from town planner Madeline Luker, R-CHAD Bradford is proposing a 10-storey mixed-used building with about 1,680 sq. m of ground-floor commercial space, 321 apartments (262 one-bedroom, 40 two-bedroom and 19 three-bedroom) with both indoor and outdoor shared spaces, a two-level underground parking garage with 792 parking spaces, as well as a surface-level parking lot with 19 spaces for commercial and visitor use — all at 300 Barrie St.
Vehicle access is planned from both Barrie and Line 8.
The building is mostly set to front Barrie, with some frontage on Line 8.
That’s set to be joined by five blocks of four-storey stacked townhouses, including 124 units.
The property is currently zoned neighbourhood commercial (C2) and would require amendments to both zoning and the town’s official plan to allow for the 37.85-m height, smaller setbacks, stacked townhouses, and a reduced number of parking spaces.
According to the report, the townhouse developments proposed would normally require 310 parking spaces, but only 202 are included in the plan.
Located on the southwest corner of the intersection with Barrie and Line 8, the roughly 1.79-hectare property is vacant save for vegetation and mostly surrounded by single-detached houses, as well as a one-storey commercial plaza across Barrie.
