The Barrie & District Association of REALTORS® (BDAR) has released its latest market data for December 2024, showcasing the resilience and adaptability of Simcoe County’s real estate market. The data indicates robust year-over-year growth alongside predictable seasonal shifts, underscoring a market poised for continued evolution.
In December 2024, Simcoe County recorded 385 home sales, a notable 23% increase from the 313 sales registered in December 2023. Compared to November 2024, sales decreased by 37.50%, aligning with typical seasonal patterns. The average sale price reached $822,184, up 5.63% from $778,373 a year ago, while reflecting a modest 1.31% increase from $811,572 in November 2024.
New listings in December 2024 totalled 599, representing a 22.75% increase compared to December 2023, though down 60.20% from November 2024’s 1,505 new listings. Active listings stood at 2,573, a 73.38% rise year-over-year and a 28.80% decrease from November 2024. The months of inventory metric remained steady at 6.68, pointing to balanced market conditions that offer opportunities for both buyers and sellers.
